The role of the Design Guidelines and Improvement Scheme Policies is to inform the next layer of planning, in addition to the controls established in the Ocean Reef Marina Improvement Scheme (height, land use, setbacks etc).

They set the development parameters of this precinct and are critical in guiding the construction of landmark buildings requiring design excellence.

They will assist design consultants and construction contractors in the design and construction of development sites at Ocean Reef Marina.

It is important that the design quality reaches and sometimes exceeds the standards set out in the State Planning Policy.

All provisions of the Design Guidelines and Improvement Scheme Policies are consistent with the adopted Ocean Reef Marina Improvement Scheme.

The Design Guidelines were released informally in 2020 to support community understanding of how the Ocean Reef Improvement Scheme would be implemented.

Advertising will commence on 28 April 2023 and close on 19 May 2023.

This process is managed by the Department of Planning, Lands and Heritage. You can visit their website and make a submission here.

The look and feel of the document has had to be updated to be consistent with State Planning Policy 7.3 Residential Design Codes Volume 2.

Following the conclusion of advertising, the Department of Planning, Lands and Heritage, on behalf of the Western Australian Planning Commission, will consider all the submissions on the Design Guidelines and Policies. Following this, minor modifications to the Design Guidelines and Policies may be required.

Once the Design Guidelines and Policies are in a form acceptable to the Department of Planning, Lands and Heritage they will be considered by the Western Australian Planning Commission for adoption, thereby requiring all future development to be consistent with the Design Guidelines and Policies.
